Madison Square Park is within the Flatiron District. This was the original home of Madison Square Garden, though the arena has moved multiple times since then. The park has recently been renovated and now includes a playground and a dog run.

Overall, Gramercy Park is one of the most popular residential neighborhoods in midtown, and in the entire city. The Flatiron District is still partly commercial but its residential popularity is rising fast.

The Flatiron District was originally a commercial district, named after the Flatiron Tower, which is one of the city’s oldest skyscrapers. The residential section of the district is growing, but the commercial aspect remains strong with many of the country’s largest retailers maintaining a presence.

About The Flatiron District, Union Square and Gramercy Park

Gramercy Park has traditionally been the more residential of the two districts. As apartments became harder to find residents spilled over into the Flatiron District. While at one time the area’s biggest selling point was its proximity to Gramercy Square, it is now becoming popular in its own right, as well as easy access to JFK airport shared ride vans, booking a ride now has never been easier.

Because it is still fairly new as a residential district, there are no public schools in the Flatiron District. Students attend either Public School forty in Gramercy Park or Public School forty one in Greenwich. Both are good schools that have received very high ratings.

Union Square is the center of the night life for both districts. Residents should be prepared for lots of noise in the evening as people line up to get into clubs and later make their way home. Noise is less of an issue in Gramercy Park, which has more of a residential history than a commercial one.

Businesses in Gramcery Park are more likely to be family owned and go back two or three generations. There are still more non-family households than family households here but the quieter neighborhood makes it more popular for households with children than the surrounding districts.

The most common commute time in Gramercy-Flatiron is thirty minutes. The average household income is one hundred fifty six thousand per year. The cost of living is twenty percent higher than the city’s average and one hundred and five percent higher than the national average. Rent in particular is expensive in this district, averaging fifty percent higher than the rest of the city.

There is quite a variety in the type of housing available in these districts. Melrose Place is one of the most luxurious gated communities in the city. On the other hand, there is also an abundance of small, 10-unit complexes where it’s easy to develop a good relationship with your landlord due to the small number of residents.
